Essential Care Plan

For families and long-term rentals that want reliable, cost-effective seasonal care.

  • Two seasonal visits: Spring/Summer and Fall/Winter
  • 4 labor hours per visit, with two technicians
  • HVAC filter changes, thermostat testing, gutter and drainage check
  • Plumbing leak check, drain clearing, toilet and fixture checks
  • Water heater flush, basic dryer vent cleaning, exhaust fan cleaning
  • Smoke and CO detector testing with batteries included
  • Emergency response with a capped service fee

Included in every plan: batteries and caulking. Other materials and parts, like filters and bulbs, are billed separately and always approved by you first. Not included: electrical, licensed plumbing, and HVAC installation or repair (basic HVAC care like filter changes and tune-ups is available), and larger projects or remodels — those get their own written estimate.
